Clear terms for a comfortable stay.
Review the stay details here. You will receive a written rental agreement with your dates and price before your reservation is confirmed.
These website terms describe the reservation process and house rules. Your signed rental agreement will set out the terms for your specific stay.
1. Requests and confirmation
Submitting an inquiry does not create a reservation or guarantee availability. A stay is confirmed only after the parties agree to the dates, pricing, payment terms, occupancy, and a written rental agreement, and any required payment is received.
2. Rates and length of stay
The minimum stay is 15 days. The published half-month rate is $4,750 for 15 days and includes cleaning after departure. The published full-month rate is $8,500, with no separate post-departure cleaning fee. The property manager will provide a quote for the actual dates requested. Stays of up to 120 days are advertised; longer stays may be considered on request.
3. Booking deposit and payment
Once we accept your dates and price, we will send you a separate payment link. To confirm the booking, sign the agreement and pay a deposit of 25% of your total quoted stay price. The deposit goes toward your stay. There is no separate reservation fee.
The remaining balance is due three days before check-in. If that date falls on a weekend or U.S. federal holiday, payment is due on the previous business day. For bookings made after the balance is due, the full price is due when you sign. We provide check-in instructions after payment clears.
We accept business checks, cashier’s checks, credit cards, ACH transfers, and wire transfers, as agreed for your booking. We do not accept personal checks. Your quote and agreement will show any applicable taxes and optional services.
4. Cancellation policy
To cancel, send written notice to the property manager. These deadlines apply to every stay and use Eastern Time:
- Before 5:00 p.m., 15 days before check-in: Full refund of your deposit.
- From 5:00 p.m., 15 days before check-in: 50% refund of your deposit.
- From 5:00 p.m., 7 days before check-in: No deposit refund. Any additional payment is refunded.
- From 5:00 p.m., 3 days before check-in: The first month of your stay, as shown in your quote, is charged and nonrefundable. For a stay shorter than one month, the charge cannot exceed your total quoted price. Payments already made count toward the charge; any excess is refunded.
Each later deadline replaces the earlier one. If your balance is due early because of a weekend or holiday, your cancellation deadline stays the same. Date changes and any negotiated payment schedule for an extended stay are governed by the signed agreement.
Early departure after check-in
Grand on the Green is booked in half-month blocks. If you need to end your stay early, give the property manager at least 15 days’ written notice before moving out. You remain responsible for the stay during that notice period. If your original reservation extends beyond the notice period, the unused portion is subject to an early-termination charge of up to one half-month block, capped at the remaining price of your booked stay. Payments already made are credited toward the amount owed; any excess is refunded. No separate early-departure cleaning or termination fee applies.
5. Occupancy and guests
The standard two-suite arrangement accommodates up to four overnight guests. Up to six overnight guests may be approved if the upper-level room is prepared for sleeping before check-in. Guests, including overnight guests, are welcome during the stay, subject to the agreed maximum overnight occupancy and applicable building rules. Please respect other residents and follow local noise ordinances. The residence may be used only for the agreed residential purpose.
6. Identity and screening
Before a reservation is confirmed, every adult occupant must provide valid government-issued photo identification, a working mobile phone number, and an email address. A driver’s license is an accepted form of identification. The property manager or owner may request additional application information or screening through a third-party provider. Applicants will receive any notices and authorization requests required for that screening, and screening will be conducted consistently in accordance with applicable law.
7. Care of the residence
Guests are expected to treat the residence and furnishings with care, follow building rules, report maintenance concerns promptly, and leave the home in the condition specified by the agreement, allowing for ordinary use. Charges for damage or excessive cleaning will be handled under the signed agreement.
8. Services and access
Wi-Fi and all utilities are included in the agreed stay price. Catering and cleaning are available. Contact the property manager for additional details. Maintenance and emergency access will follow the signed agreement and applicable rules.
9. Arrival, departure, and house rules
Standard check-in is 1:00 p.m. and checkout is 11:00 a.m. Eastern Time. Other times may be arranged in advance, subject to availability.
Guests, including overnight guests, are welcome within the agreed overnight occupancy limit. The rooftop terrace is private to the tenants of this unit only and is limited to eight people at one time, including tenants and visitors. Comply with local sound ordinances. Do not throw any items from the rooftop terrace. Throwing items from the rooftop terrace may result in termination of the stay and eviction through the applicable legal process. All building exterior doors must remain closed and secured except while entering or exiting; do not prop them open, and keep emergency exits unobstructed.
Smoking or vaping of any type is prohibited inside the residence and on the balconies, rooftop terrace, hallways, foyers, elevator, and garage. A $500 violation charge plus a $1,000 cleaning charge may be assessed per incident under the signed agreement. A violation may also result in termination of the stay and legal remedies in accordance with applicable law.
Pets are not permitted. An unauthorized pet may result in a $500 charge per incident and termination of the stay in accordance with the signed agreement and applicable law. Assistance animals are addressed separately under applicable fair housing law and are not treated as pets for this policy.
The private garage accommodates two large cars and is accessed with a garage door opener or keypad; public street parking and paid lots are available nearby. Guests must follow applicable condominium and community rules provided before the stay.
10. Insurance and personal property
Guests are responsible for their personal belongings. Any insurance requirements and terms concerning loss or interruption will be provided in the rental agreement before booking is confirmed.
11. Accessibility and special requests
Please contact us before booking to discuss accessibility needs, service arrangements, or other requirements so we can provide accurate property details.
12. Website information and privacy
Photos and descriptions illustrate the residence, but furnishings and amenities may change. The request form prepares a text or email on your device; it does not submit an inquiry automatically. When you choose to send your message, the property manager uses the details you provide to respond to your stay request and coordinate a potential reservation. For questions about your inquiry, contact mike@gahomematch.com.
13. Fair housing
Grand on the Green is offered in accordance with fair housing laws. Inquiries and applications are considered without discrimination based on race, color, religion, national origin, sex, familial status, disability, or any other characteristic protected by applicable law. Requests for reasonable accommodation will be considered in accordance with applicable law.
14. Governing agreement
The signed rental agreement controls the stay if it differs from these website terms.
